In Holladay, UT, we recently tackled a deck renovation where we uncovered dry rot beneath the surface. To address the issue, we stripped the existing decking down to the joists and replaced it with a high-performance waterproof Polycoat plywood substrate system.

After removing the damaged areas, we installed new OSB sheathing and sloped furring strips to direct water away from the home—an essential step to prevent future water intrusion. Next, we applied new plywood over the furring strips, followed by wire mesh to create a strong base for the final deck coatings.

With the new waterproof system in place, this porch deck is now fully protected from the elements and designed for long-term durability.

Our team recently completed a detailed restoration of these retaining walls in Park City, transforming both their appearance and durability. We began by grinding off loose cement plaster to ensure a smooth, even surface for the new application. On one end, wood forms were installed, allowing us to pour concrete and square the wall for a clean finish. We then embedded fiberglass mesh into the skim coat, reinforcing the wall for long-lasting strength and ensuring the new cement coat bonds securely. To top it off, we removed, sanded, and repainted the wood benches attached to the wall, giving them a fresh, like-new look.

🏡🔧 Park City Window Leak Repair and Stucco Restoration

Our team was initially called out to this Park City property to address leaking windows. The original plan was straightforward: remove the windows, install proper flashing and a window pan to divert water from the wall, and reinstall the windows. This process requires removing a portion of the stucco to properly tie in all systems.

However, during the stucco removal, we discovered extensive damage. The 2x framing, headboards, and sheathing were severely dry rotted, likely caused by long-term water exposure. We took immediate action to remove the damaged materials and replace them with new framing and insulation. As part of our restoration process, we also applied a mold-killing primer to the wood that wasn’t compromised but had been in contact with mold, ensuring the structure is fully protected moving forward.

This type of issue shows the importance of addressing leaks quickly before hidden damage becomes worse!

We took on the task of removing a window from a stucco and stone wall. Our meticulous technique allowed us to seamlessly tie the new stucco back into the existing stucco, ensuring a flawless finish and preventing future leaks and issues.

During the project, we discovered extensive dry rot beneath the window, extending all the way down to the foundation wall. One potential factor could have been the lack of Z-flashing where the stone met the foundation. Z-flashing is crucial for directing water away from the wall and preventing moisture from seeping into the structure, which helps protect against damage over time.

Our skilled craftsmen replaced the damaged OSB sheathing and 2x4 studs, and reinsulated the wall to restore its structural integrity.

Often, contractors will push for a "full tear-off" to address an exterior repair. This is because it is difficult to tie into existing exterior systems. The photos here show the "tie-in" work of the stucco, deck and stone systems and components at the property shown in the previous post. This requires a great amount of skill, but RAM is able to seamlessly integrate the stucco, stone and deck components to create a watertight envelope. The ability to perform isolated repairs instead of a "full tear-off" addresses the damaged areas only and can save you money.
This is an HOA community where we have performed a lot of repair work. In the first 2 photos you can see staining above and to the right of the 3rd level deck. The staining seen is indicative of an incorrect "roof to wall" connection. This results in water getting behind the stucco system which can cause significant damage to the structure of the building. The following pictures show the damage and dryrot we found in the OSB sheathing and structural 2x framing members once we removed the stucco. The damage extended from the top of the building all the way to the floor level.
This is a residence in Sandy, UT where we got called out due to a leak in the ceiling coming through the light (see photo 3). Above where the leak is seen, is where the chimney walls meet the roof. We often seen leaks at chimneys due to incorrectly installed weather barrier connections between the chimneys and roofs, as well as fasteners in the chimney caps letting water behind the stucco system. The damage created by the intrusive water was extensive at this residence and we had to replace a lot of dry rotted wood. To solve the leak at this location, we built a cricket at the high side of the chimney to better divert water, fixed the roof to wall connections, and replaced the chimney cap.
Residence in Midway, UT (December 2023): Post 4 - The third location where water was found to be entering inside the home was at the basement walkout. After removing some of the stone, we found that main source of water entry came from between the stone wall and the rock wall. We installed a seal that wrapped around the foundation wall to prevent future water entry. We also ran an underground drain line from the downspout to a drywell to bring water farther away from the wall.
Residence in Midway, UT (December 2023): Post 3 - The 2nd area with interior leaks was at a main floor bedroom. Water was found to be entering at the top of the door along the wood trim on the inside. Upon removing stucco around the trellis we found dry rot below the trellis (photo 2), likely from the fasteners. We also found the dry rot to extend up to the left of the window. We replaced the OSB sheathing and removed stucco, installed a flashing at the top of the trellis that properly tied into the weather barrier, and better sealed around the door to prevent future leaks.
Residence in Midway, UT (December 2023): Post 2 - Shown here are (2) completion photos for the work completed at the breakfast nook areas. Among the work included was the weather stripping and seal upgraded around the door, flashing was installed at the base of the wall around the perimeter, among other work. A creative fix was added at the column base to deck transition by saw curfing the columns and adding a flashing to divert water. This a cost-effective solution to avoid removing the entire deck and installing a moisture barrier below the deck.
Residence in Midway, UT (December 2023): Post 1 - This home had leaks in (3) main areas. The first was found at the breakfast nook area. There was damage found to the flooring and door/window trim. One of the areas we identified as a potential issue is where the deck columns meet the deck. We found there was not a proper transition (or any transition) that would divert water from entering between the column and deck. Upon removing the trim and stucco, we found dry rot on the side of the column where water would most likely enter (see photos 3/4). It had caused dry rot to the sheathing and framing below, which was currently wet even after we exposed it (see video at the end).
